No matter what I do, before and after for title are always null. This is an item updated receiver in the meetings or event list

I dont think this will answer your question but check out this link, you may find it helpful. I had all sorts of problems with before and after properties as they differ from list to library. –  GeorgeK Aug 2 '12 at 16:33
