we are a small development/ design team and we only need to perform exclusive locks on files. We do not need a code repository or a versioning system.

Does Windows Server 2008 R2 offer this functionality somehow? Is there any "small" third-party product we could use? (We would prefer not to install SVN or similar tools with many functions). Thank you.
