I've posted the vm class partially. I will update the post to include full VM class. Also this behavior is for all other VM's observables not just the isBusy.

showView will get called because if I remove applyBinding nothing works at all (not even the function body will get displayed in the input). Also I believe that the 'this' should refer to the vm class instance not the function itself.

@ScottChamberlain the second time is fast but it might just because there aren't a lot of rows in the database. Shouldn't be the proxy generation happens async too? How can I make sure that the second time is async and not just very fast?
