Wouldn't a "" value become zero bedrooms though? I've tested the code, I don't think it works. Perhaps the best way is to get rid of bedrooms in the search altogether somehow?

Thanks for your help on this, so where do you use <?php $postcode = get_post_meta($post->ID, '_property_info_postcode', true); ?> in the template? Or doesn't it matter? (I've used a plugin so _property_info_postcode is how I access postcode).
