The Project Manager role will manage the estimating and project management of his/her own projects and clients. As the project manager, your role is to plan, budget, oversee and document all aspects of the specific project(s) you are working on. Project managers may work closely with upper management to make sure that the scope and direction of each project is on schedule, as well as other departments for support. This position reports directly to the General Manager and comes with a strong benefits package for the employee.
Essential Duties and Responsibilities:
- Must be able to read construction documents and detail drawings for architectural, structural and erection plans.
- Plan, organize, or direct activities from the start to completion of the project.
- Schedule the project in logical steps and budget time required to meet deadlines.
- Monitor and Manage scope of work for each project.
- Monitor and Manage budgets for each project.
- Confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters, such as work procedures, complaints, or construction problems.
- Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
- Prepare and submit budget estimates, progress reports, or cost tracking reports.
- Maintain and manage responsibility for job book, proposals, bids, change orders and all documentation.
- Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
- Take actions to deal with the results of delays, bad weather, or emergencies at construction site.
- Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.
- Inspect or review projects to monitor compliance with building and safety codes, or other regulations.
- Study job specifications to determine appropriate construction methods.
- Select, contract, and oversee subcontractors to complete specific scopes of work for the project.
- Obtain all necessary permits and licenses.
- Develop or implement quality control programs.
- Define project schedules, allocate resources and monitor progress
- Align project objectives with company goals, and make sure project team is clear on objectives
- Lead process of issue identification and resolution
- Foster and maintain partnership/relationships with all customers, clients, trade partners and subcontractors.
Required Skills and Experience:
- The perfect candidate will have experience in steel fabrication and erection of light and heavy structural steel.
- Must have clear understanding of the erection process for stairs, balcony rails, Ramada’s, canopies, trellises, fences, gates, light and heavy structural steel infrastructure.
- Seeking candidate with minimum 2+ years of experience project managing in the multifamily & commercial construction markets.
- Must have knowledge of Stack or another Take-off software, Microsoft project, Excel and Outlook.
- Strong verbal and written skills.
- Ability to multi-task and re-prioritize on a routine basis.
- Professional attitude and ability to work as a team
